€16M at the top is asking 3.8 times the €4.20M in the middle, across 318 homes priced against each other.

Not one place but the municipality's whole eastern half, and the reason people quote wildly different Marbella prices at each other. It holds Los Monteros and Río Real at the town end, Las Chapas and Elviria in the middle, Cabopino and Artola at the far edge by the dunes. Plots get bigger and prices get lower the further east you go, which is the entire trade being made out here. Beachside pockets like Marbesa and Costabella sit on the sand; the hillside stretches behind the motorway sell the view back down over it.

Asking is not getting. For what sellers actually achieve, the catalogue keeps receipts.

Method and limits

Counted from 318 distinct homes in Marbella East asking €3,000,000 or more, drawn from agency and portal listings plus aggregate market tracking and deduplicated by shared reference, price, built area and photograph. 62 are listed by more than one firm at once. 102 of the 318 records come from sources that date individual listings; the remainder lack a verified individual source date and may include catalogue timestamps or observation-only market tracking. Neither establishes when a particular listing was created, edited or still available. Every figure is an asking price, not a valuation. Aggregate tracking figures may have no public record URL, so not every number links to an individual listing. Sub-areas are counted here and on their own pages, so figures do not sum across pages.
